I’m Chad Yochens, owner of Roofiant, and I’ve been replacing roofs and serving homeowners in Central Ohio for over 20 years. Step 1: The Big Reveal – Tearing Off the Old Roof

The first step is removing your old roofing materials, including shingles, underlayment, fasteners, and all existing metal flashing. At Roofiant, we believe in starting with a clean slate.

We also take extreme extra care to protect your landscaping and property during this process. We utilize a patented “Catch-All” system that blankets your home and shrubbery, while catching debris removed from your roof. This system helps us protect your home and landscaping from damage during the “tear-off” process.

Step 2: The Roof Deck Foundation Inspection and Repairing/Replacing the Decking

Once the old roofing is removed, we thoroughly inspect the roof deck – the wooden sheathing that forms the foundation of your roof. We look for any signs of damage, rot, cracks, excess gapping, or weakness. If we find any issues, we’ll repair or replace those sections to ensure a solid base for your new Owens Corning Duration shingles. 

Step 3: Setting the Stage – Installing the Drip Edge & Gutter Apron

The drip edge is a metal flashing that is installed along the rakes of your roof, and gutter apron, which has a longer lip is installed at your eaves directly above your gutters. The Gutter apron helps to direct water away from the roof edge and into the gutters, preventing water damage to your fascia boards and soffits. Roofiant takes the time required to unfasten, and sometimes completely remove the existing gutters, in order to properly install  gutter apron where it’s adequately positioned over the gutter back lip.

Some “roofers” will install drip edge around the entire perimeter of the home, because it’s quicker and easier. Roofiant does it the correct way, and installs Gutter Apron above all gutters.

Installing drip edge above gutters can cause problems, since the 1″ lip is not long enough to reach over the back edge of the gutter. When this happens, water can get directed behind the gutters and cause rain water flow, below, and create water damage and rot your fascia boards. 

Step 4: Laying the Groundwork – Installing the Underlayment

The underlayment is a crucial double-layer of protection installed directly over the roof decking. 1st layer is the Ice & Water shield, which is a self-adhered product applied directly on top of the roof decking. Roofiant installs  OC RhinoRoof Ice & Water along all roof edges, rakes and eaves, along all valleys, and around all roof intrusions. It acts as a water barrier, preventing leaks and protecting your home from moisture damage from wind-driven rains, and ice-damming. We use high-quality underlayment products, often opting for Owens Corning RhinoRoof Granulated or similar premium options, that are designed to withstand the harsh Central Ohio climate and provide a superior foundation for your Duration shingles. 

The second layer we apply is the Owens Corning RhinoRoof synthetic underlayment. This product is applied directly over 100% of the roofing surface and fastened with staples or cap nails. This product provides an additional layer of water deterrent.  

Step 5: Weatherproofing the Weak Points – Installing New Flashing, Pipe Boots, & Vents

Flashing is installed around chimneys, vents, skylights, and other roof penetrations to create a watertight seal. We use durable metal flashing that is designed to withstand the elements and prevent leaks, ensuring the integrity of your Owens Corning Duration shingle roof.

Special Considerations for Low-Slope Roofs (3/12 and Less)

For roof areas with a pitch of 3/12 or less (meaning the roof rises 3 inches for every 12 inches of horizontal distance), special considerations are needed to ensure proper water shedding and prevent leaks.

EXTRA: ROOFING HORROR STORIES “BEWARE – CAUTION – BEWARE”

Not everyone reading this article will be within my roofing service area, or choose to hire ROOFIANT for their roof replacement, but I’d still like to help protect you from “bad actors” in the roofing industry. If you can be knowledgeable regarding the following situations, you may be able to avoid some pain. 

~ NEVER agree to a “reroof” or “roof-over”. Before installing a new roofing system, it’s imperative to remove all old roofing materials and use that time and opportunity to complete a thorough inspection. Doing otherwise, is like knowing you have an infected cut, but instead of treating it, you layer on another bandage. Soon, the infection is so severe, the only solution is to cut off your finger. Don’t lose a finger. 

~ Don’t hire a “roofer” who provides you with a hand-written estimate. Roofing is too complex, and there’s too many ways for someone to cut corners. Make sure, they fully detail every item, and the process for how they’ll installing the items during your roof replacement. Make sure they follow the manufacturers guidelines, so your warranty remains valid. Included, in your roof replacement process should be the roofer submitting your warranty documents. 

~ Don’t hire your neighbors cousin who’s a part-time roofer, or the guys looking for work outside Lowes. If you’ve gotten this far in this article, you already know there’s quite a bit that can go wrong when a roof replacement is not done properly. They won’t have the proper liability insurance to protect you from getting sued, if someone gets hurt on your property and up on your roof. Don’t get sued. They also will not have a legitimate business, so when things go wrong, you will have no recourse.

~ If you really want your mind-blown about all the crazy things that can happen when a roof installation process gets shortcut, spend some time on the the “Roofing” sub-Reddit. Some of situations that happen to homeowners are difficult to comprehend. Don’t be that guy/lady and become “Reddit Famous”.
